Smyrna & Vinings, GA Real Estate Market Report – August 2026

The August 2026 real estate numbers reinforce something that has become increasingly important for Smyrna and Vinings homeowners: there is no longer one market that applies equally to every home.

Single-family homes in 30080 are behaving differently from townhomes in the same ZIP code. The 30082 market has its own set of inventory and pricing trends, while Vinings and 30339 continue to operate at significantly higher price points.

For homeowners considering selling, broad Metro Atlanta statistics don't tell the full story. ZIP code, neighborhood, property type, price point, condition, competition, and pricing strategy are increasingly determining which homes sell—and which ones sit.

Here's what the latest August 2026 FMLS data tells us.


30080 Real Estate Market: Smyrna

Single-Family Homes in 30080

The 30080 detached-home market remains remarkably stable on price, even as buyer activity has slowed.

The median sales price was $570,000 in August, nearly unchanged from $572,000 one year ago. More importantly, the year-to-date median reached $596,000, up 2.8% from 2025, while the year-to-date average sales price increased 2.7% to $627,413.

That price stability, however, shouldn't be confused with an easy seller's market.

August produced only 35 new listings, down 38.6% year over year. Pending sales declined 15.9%, while closed sales fell 32%. Inventory nevertheless increased 6.3% to 101 homes, and months of supply rose from 2.7 to 3.1 months.

What does this mean for 30080 sellers?

The strongest takeaway is that home values are holding up better than transaction volume.

Buyers haven't disappeared, but they're operating in a market where they generally have more time and more choices than during the peak seller-market years.

Sellers received an average of 98.0% of list price in August, compared with 99.4% last year.

That makes accurate initial pricing increasingly important. A seller who prices according to what the market looked like several years ago may find themselves competing against newer listings before securing a buyer.


30080 Townhome & Condo Market

The attached market continues to be one of the most important areas for Smyrna sellers to watch.

August inventory increased 11.4% to 127 attached homes, while months of supply climbed from 4.6 to 5.6 months. Pending sales fell 20.8% year over year, and year-to-date pending sales are down 10%.

Prices, however, have been more resilient than those demand numbers might suggest.

The August median sales price was $400,000, down just 1.8% from August 2025. Year to date, the median attached price is actually up 3.3% to $387,500.

What this means

For townhome sellers in 30080, competition is the bigger story than falling values.

At 5.6 months of inventory, buyers have substantially more options. Two similar townhomes may produce very different outcomes based on condition, updates, location within the community, HOA costs, staging, photography and—most importantly—price.

This is a market where sellers need to know exactly what else their prospective buyer can purchase.


30082 Real Estate Market: Smyrna

The 30082 detached market showed considerably more volatility in August.

The median sales price was $450,000, down 6.3% from $480,000 last August. Year to date, however, the decline is much smaller: the median price stands at $510,000, down 2.4%, while the average sales price is down just 0.6%.

Inventory continues to be the number I would watch most closely.

There were 89 detached homes available, up 27.1% year over year, while months of supply increased from 2.9 to 3.7 months. Pending sales fell 18.2%.

One number jumps off the page: homes that closed in August averaged 52 days on market versus 19 days last August, an increase of 173.7%. The year-to-date comparison is much less dramatic—33 days versus 34 last year—which tells us not to overreact to a single month's sample.

What does this mean for 30082 sellers?

Buyers have more choices, and some homes are taking longer to sell.

That doesn't mean every property should reduce its price. It means sellers need to pay closer attention to their immediate competition and buyer response during the first several weeks on market.


30082 Townhome & Condo Market

August's attached-home numbers provide an excellent example of why I don't recommend making pricing decisions from one headline statistic.

The August median sales price jumped 41.9% to $411,500, while the average price increased 36%. Sellers also received an average of 100.1% of list price.

Does that mean 30082 townhomes suddenly appreciated 42%?

No.

Year-to-date data tells a very different story. The median attached price is $369,000, down 10.7% from 2025, while the average sales price is down 9.5%. FMLS also cautions that percentage changes can appear extreme when monthly sample sizes are small.

There is some encouraging news for sellers: inventory dropped 36.8% to just 24 attached properties, while months of supply fell from 5.0 to 3.2 months.

The takeaway is simple: look at the specific community and comparable properties—not just the ZIP-code median.


30339 Real Estate Market: Vinings & Cumberland

30339 deserves to be analyzed separately because of its significantly different housing mix and price points. FMLS defines this report as including Cumberland and Vinings in Cobb County as well as portions of Atlanta in Fulton County.

The luxury-oriented detached market was one of August's standout performers on price.

The August median sales price reached $1,230,000, up 18.8% year over year. The average sales price was approximately $1.76 million, up 55.4%. Year to date, the median is also $1.23 million, while the average is approximately $1.41 million.

Transaction activity also shows strength over the broader year. Year-to-date pending sales are up 35.6%, while closed sales are up 31.1%.

Inventory decreased 16% to 21 homes, and months of supply fell from 4.7 to 3.3 months.

There is one important counterpoint: August sellers received an average of 94.1% of list price, compared with 97.9% last year. Days on market also increased from 21 to 28 days.

What does this mean for Vinings sellers?

Higher prices don't eliminate the importance of pricing.

In fact, the combination of rising sale prices and a lower list-to-sale percentage suggests that luxury sellers need to distinguish between what buyers are willing to pay and an aspirational asking price.

A well-positioned Vinings property can command a substantial price, but sophisticated buyers still respond to value.


30339 Townhome & Condo Market

Attached properties in 30339 present a more balanced picture.

The August median sales price increased 2.6% to $430,000, while the year-to-date median increased 1% to $439,500. The year-to-date average price rose 2.3% to $470,250.

August closed sales jumped 64.3%, although year-to-date closings remain down 6.5%. Days on market improved from 61 to 48 days for August.

The challenge is inventory. With 141 properties available and 6.2 months of supply, this is the most inventory-heavy of the attached markets covered in this report.

For Vinings-area condo and townhome sellers, competition, HOA fees, amenities, building/community condition and property presentation can have an outsized effect on buyer decisions.

Is Smyrna, GA a Buyer's or Seller's Market?

The best answer in August 2026 is:

It depends on what you're selling.

Detached homes in 30080, 30082 and 30339 currently have between 3.1 and 3.7 months of inventory, creating a more balanced environment while still remaining relatively favorable for appropriately priced sellers.

Attached properties are much more fragmented. 30082 has only 3.2 months of supply, while 30080 has 5.6 months and 30339 has 6.2 months.

That's exactly why statements like “Smyrna is a buyer's market” or “Smyrna is still a seller's market” are becoming less useful.

The answer can change by ZIP code, neighborhood, price point and property type.


Leanne's Take: What I'm Watching Going Into Fall 2026

The August numbers don't point to a collapsing Smyrna market. Instead, I see a market becoming more selective and more segmented.

In 30080, year-to-date detached prices remain above 2025 levels even as transaction activity slows. In 30082, increased detached inventory and longer August market times deserve attention. Vinings/30339 continues to show strength at the higher end, although sellers aren't necessarily achieving their original asking prices.

The attached market requires even more nuance.

For townhome and condo sellers, your specific community may matter more than the ZIP code average. A buyer comparing several similar properties can quickly identify which home offers the strongest combination of condition, updates, location, HOA value and price.

My advice to sellers heading into fall is simple:

Don't price your home based on what you hope the market will do. Position it based on what buyers are demonstrating they're willing to do right now.

An online estimate or ZIP-code median is a useful starting point, but it can't account for the characteristics that determine how buyers will perceive your specific home.

When evaluating a property, I look at recent neighborhood sales, pending contracts, active competition, price reductions, days on market, buyer activity, condition, renovations, floor plan, lot, community, HOA considerations, location and current supply.
